Who we are

What we collect and why

  • Visiting the website. Your device's IP address, browser type and the pages requested, recorded by our hosting provider to deliver the website and keep it secure. Legal basis: our legitimate interest in running a secure website. Kept for [fill in: how long the host keeps request logs].
  • Contacting us (email, phone, WhatsApp). Your name, contact details and message, so that we can reply. Legal basis: steps you ask us to take before a possible contract, or our legitimate interest in answering enquiries. Kept for 12 months after our last message, unless you become a customer.   • Booking direct. If you book on our booking page (run by Cloudbeds), your name, contact details, the dates and number of guests, any message you add and the payment details the page asks for, to take and manage your booking. Legal basis: the contract you make with us when you book (GDPR art 6(1)(b)), and for the records Italian law requires us to keep, our legal obligations (art 6(1)(c)). Who receives it

We do not sell your information. These providers handle it for us:

  • Vercel Inc.: hosts this website (arranged and managed by John Felice, our web developer).
  • Google Ireland Limited (Gmail): receives and stores the emails you send us.
  • Cloudbeds: runs our booking page and keeps the bookings made on it, with the details you enter there.

These companies receive it only when you choose to use them, and use it under their own privacy policies:

  • WhatsApp (Meta), if you message us on WhatsApp.
  • Booking.com, if you follow a property page's link to Booking.com. If you have chosen dates on the page, the link carries them and the number of guests.

We may also share information where the law requires it.

Transfers outside the EU and EEA

  • Vercel Inc. is based in the United States. Transfers rely on the EU–US Data Privacy Framework and the European Commission’s standard contractual clauses.

Nothing else is stored on your device, and nothing is used for tracking, advertising or analytics.
